The Rules & Benefits of 1031 Exchanges

1031 transactions give investors the ability to exchange one investment property for another and avoid potentially steep capital gains tax. IRAs are tax-sheltered accounts, but there are some instances (like when you finance the purchase of an asset) that trigger unrelated business income tax (UBIT) in your IRA. UBIT is attributed to what is called unrelated debt-financed income (UDFI) your IRA earns on the percentage of the asset acquired through financing. Using a 1031 exchange can help you avoid UBIT—but the process can be a bit complex.
